A tenant asks how much to rent a house in Italy because they want to know what they will pay. An owner asks it because what the tenant pays is the revenue line of the asset. Same number, different sign.

What makes it hard to answer with a single figure is that rent in Italy is not set at national level. It is set by three variables — micro-location, contract type, and calendar — and each of them can move the monthly figure by more than the difference between one Italian region and another. A two-bedroom apartment 400 metres from the lakefront in Salò and the same apartment two kilometres inland are not in the same market, even though they share a postcode.

This article breaks the number into its parts, so you can build it for a specific property rather than look for an average that does not exist.

Variable one: the contract decides the price ceiling

Italy does not have one rental market. It has several legally distinct ones, and choosing the wrong contract is the most common way an owner leaves money — or flexibility — on the table.

Canone libero (4+4). The standard free-market residential lease: four years, automatically renewed for four more. The rent is whatever the market bears, which makes this the highest-ceiling long-term option. The trade-off is duration — eight years is a long commitment on a property you may want to sell or use.

Canone concordato (3+2). Rent is capped by territorial agreements negotiated locally between landlord and tenant associations, so the headline figure is lower than canone libero. In exchange, it carries a reduced flat-tax rate and a municipal property tax reduction. In several cities the net result after tax is competitive with a higher gross canone libero rent — which is why the comparison has to be run net, not gross.

Contratto transitorio. One to eighteen months, for a documented temporary need. Useful for relocations and work postings, and it keeps the property available.

Short-term tourist letting. Under 30 days, priced per night rather than per month. This is a different business, not a variant of the same one — see below.

What this means for an investor: the question is never just “how much rent can I get”. It is “how much rent, for how long, at what tax rate, with how much of the year left available”. Those four numbers together are the actual answer.

Variable two: micro-location, not region

Regional averages are close to useless for pricing a specific property. What moves rent in Italy is measured in hundreds of metres: distance to a lakefront or beach, walkability to a historic centre, whether the building has a lift, floor level and view, parking, and — in tourist markets — whether the property photographs well.

This is why the Agenzia delle Entrate publishes rental values by municipality and micro-zone, not by province. Its OMI database gives official €/m² per month bands for residential letting, updated half-yearly, and it is the only free public source granular enough to be worth anything for a real address. Start there, then adjust for the specific features of the unit.

For direction of travel rather than level, Banca d’Italia’s housing market survey reports quarterly on what agents are seeing in both sales and rental contracts.

Variable three: the calendar — where short lets change the arithmetic

Short-term letting is not a higher-priced version of long-term letting. It is a different product with a different cost base, and the only honest way to compare them is net of everything.

The revenue side is genuinely larger. Italy recorded around 535 million overnight stays in 2025, with foreign visitors at 55.3% of the total, and bookings through digital platforms nearly doubled between 2018 and 2024, according to Istat’s tourism statistics. In a market with a long season, that demand is real and bookable.

The cost side is also larger, and it is where most first-time owners get their projections wrong:

Platform commission on every booking

Cleaning and linen between every stay

Utilities, which the owner pays rather than the tenant

Higher maintenance and replacement — a property turning over 40 times a year ages faster than one with a single tenant

Vacancy, which is structural rather than exceptional: even a strong calendar has empty midweeks in April

Management time, which is a real cost whether or not you pay someone else for it

A worked comparison

The figures below are illustrative assumptions, not market data — replace them with OMI values and real booking rates for your own address. The point is the shape of the result, not the numbers.

Take a 90 m² two-bedroom apartment in a lake town with a long season.

<colgroup>
<col width="100">
<col width="345">
<col width="365"></colgroup>

Long let (4+4)

Short let

Gross revenue

€1,100/month → €13,200/yr

€180/night × 140 nights → €25,200/yr

Direct operating costs

Low — mostly extraordinary maintenance

Commission, cleaning, utilities, consumables

Vacancy risk

One tenant, one risk

Spread across the calendar

Owner use of property

None for 8 years

Available in low season

Operational load

Minimal

Continuous

Gross revenue nearly doubles. Net revenue does not — the gap narrows considerably once operating costs come off, and it narrows further if the property is run badly. What actually separates the two columns is not the nightly rate. It is occupancy across the shoulder season, and occupancy is an operational outcome, not a property characteristic.

That is the real answer to how much a house rents for in Italy: the property sets the ceiling, the operation determines how much of that ceiling you reach.

What comes off the top

Before comparing any gross figure to a return expectation, subtract:

IMU, the municipal property tax, due on properties that are not your main residence

Condominio charges, where applicable

Ordinary maintenance and periodic refurbishment

Income tax. Long-term lets can elect the cedolare secca flat-tax regime in place of ordinary income tax, at a standard rate with a reduced rate for canone concordato contracts. Short lets have their own flat-tax treatment, with the rate depending on how many properties you let. Rates change with the annual budget law — confirm the current position with an Italian accountant before you model anything.

Non-resident owners are taxed in Italy on Italian rental income regardless of where they live. Our administrative and legal services team handles contract registration, tax filings, CIN registration and liaison with local authorities for owners who are not in the country.

One compliance point that is not optional: every property let to tourists in Italy must hold and display a CIN (Codice Identificativo Nazionale), issued through the Ministry of Tourism’s national accommodation database. Listing platforms require it.

How Dimora Realty turns a rent into a return

The gap between gross and net is where we work.

Our property valuation service prices a specific property against real comparables and a modelled return — so the rent figure you plan around is benchmarked, not estimated from a portal. Real estate consulting and investment works the decision one level up: whether long let, short let or a mixed calendar produces the better net outcome for your position, before you buy rather than after.

Then property management runs it: pricing and calendar, guest and tenant handling, cleaning and maintenance coordination, and the compliance layer. And where the ceiling itself is the constraint, renovation and construction management raises it — in short-let markets a targeted refurbishment moves the nightly rate and the shoulder-season occupancy together, which compounds.

We are based on Lake Garda and manage properties in that market directly, which is why our numbers for it come from a rent roll rather than a report.

This article is a general overview, not personalised legal, tax or investment advice. Rental values, contract rules and tax rates vary by municipality and change over time — verify your specific situation with a qualified Italian tax adviser before proceeding.

There are two versions of this question, and they have the same answer seen from opposite sides.
