Tuscany no longer has the category to itself: buyers looking for a countryside property in Italy are now casting a much wider net, and for reasons that go well beyond a summer holiday.  <\/p>\n<h2 dir=\"ltr\"><strong>Why demand for countryside real estate in Italy keeps growing<\/strong><\/h2>\n<p dir=\"ltr\">Today&#8217;s buyers aren&#8217;t simply shopping for a second home to use two weeks a year. Foreign buyers \u2014 led by the United States, followed by the United Kingdom and Germany, with a growing share from Northern Europe \u2014 increasingly cite quality of life, authenticity, and a genuine connection to the landscape as their main motivations. Remote work has stretched the length of stays: instead of a short summer visit, many now spend extended periods on site, making the Italian countryside a realistic alternative to city living rather than just a getaway.  <\/p>\n<h2 dir=\"ltr\"><strong>Who&#8217;s buying, and where they&#8217;re looking<\/strong><\/h2>\n<p dir=\"ltr\">The most common profile is looking for a farmhouse or a villa with a garden, land, or generous outdoor space: more than 80% of international enquiries in Central Italy fall into this category. The average property size is around 350 square meters, and proximity to water remains a decisive factor \u2014 over half of buyers search for properties within 10 km of a lake or the sea. <\/p>\n<p dir=\"ltr\">Beyond the well-known areas of Tuscany and Umbria, other regions are offering the same appeal at more accessible prices. Northern lakes \u2014 including areas close to Lake Garda such as Lake Idro \u2014 fall squarely into this category of fast-growing destinations.<\/p>\n<h2 dir=\"ltr\"><strong>How much does countryside real estate in Italy cost<\/strong><\/h2>\n<p dir=\"ltr\">The average search budget sits around \u20ac397,000, with the most requested range between \u20ac250,000 and \u20ac1,000,000, and a concentration of interest around the \u20ac500,000 mark. That said, plenty of buyers are working with tighter budgets: nearly 44% of enquiries target properties under \u20ac100,000, often small rustic homes in need of renovation. <\/p>\n<h2 dir=\"ltr\"><strong>Renovated or ready to renovate?<\/strong><\/h2>\n<p dir=\"ltr\">Over 60% of searches today focus on properties that are already renovated or in move-in condition \u2014 a clear sign of how much buyers value avoiding surprises. Buyers who choose a property that needs work gain more room to negotiate, but should budget for time, cost, and serious technical coordination across design, permits, and the construction site itself \u2014 this is where much of the investment&#8217;s outcome is decided. <\/p>\n<h2 dir=\"ltr\"><strong>What to check before you buy<\/strong><\/h2>\n<p dir=\"ltr\">Before signing any offer on a countryside property, a few checks are non-negotiable: land registry (catasto) and zoning compliance, any unresolved building violations, chain of title, and the real condition of access roads, utility connections, and boundaries \u2014 details that matter even more on rural properties, which are often older or have been expanded over time. A professional valuation based on real market data, rather than asking prices alone, remains the safest starting point for knowing whether the price matches the property&#8217;s true value. <\/p>\n<h2 dir=\"ltr\"><strong>After the purchase: managing the property<\/strong><\/h2>\n<p dir=\"ltr\">Buying is only the first step.
