A boiler service postponed for two seasons does not stay a boiler service — it becomes a replacement, in February, with guests in the property.

That is the whole argument for seasonal maintenance: not that preventive work is virtuous, but that it is cheaper. Reactive maintenance means you pay emergency rates, on someone else’s schedule, while the property is generating nothing and a guest is writing a review about it.

Below is the checklist we run, organised by season. It is built for a property that earns — a short-term rental, a holiday home, a second property you reach a few times a year — rather than a house you live in every day, because the failure modes are different. An owner who is present notices a dripping tap. An owner who is 2,000 km away finds out when the water bill arrives.

Spring: pre-season preparation

This is the heaviest block of the year. Everything checked here protects the months that actually generate revenue.

Systems

Air conditioning: full service, filter clean or replacement, gas check. A properly serviced unit consumes up to 30% less energy — and it is also the single most common subject of summer complaints.

Boiler and hot water: service and pressure check before demand peaks.

Water system: full flush after winter standstill. Stagnant water in a closed property is a genuine legionella risk, not a theoretical one — this is the most-skipped item on this list and the most serious.

Electrical panel: test RCDs, check for tripped circuits, verify outdoor sockets.

Smart locks, WiFi router, smart thermostats: battery replacement and connectivity test.

Safety

Smoke and carbon monoxide detectors: test and replace batteries.

Fire extinguisher: check pressure and expiry date.

First aid kit: restock.

Balcony railings, stair treads, outdoor lighting: physical inspection.

Exterior

Gutters and downpipes: clear of winter debris.

Roof and flashing: visual inspection for displaced tiles.

Exterior wood and metal: treat and seal before UV season.

Insect screens: repair or replace.

Outdoor furniture, umbrellas, cushions: inspect, clean, replace what has faded.

Pool: opening, chemical balance, filter service.

Interior and presentation

Mattresses and pillows: rotate, inspect, replace on a fixed cycle.

Linens and towels: audit for wear. Guests notice grey towels before they notice anything else.

Paint touch-ups on high-traffic edges and corners.

Appliance check: every single one, including the ones nobody uses until a guest does.

Summer: in-season upkeep

During the earning season the goal is not improvement, it is uninterrupted availability. Work in short intervals between stays.

AC filters: clean mid-season, not just at opening.

Pool chemistry: weekly, non-negotiable.

Drains and gutters: check after every storm.

Consumables: restock before you run out, not after a guest reports it.

Keep a short list of vetted, reachable vendors — plumber, electrician, AC technician — who answer in August. This list is worth more than any single repair.

Autumn: closing down and heating season

Boiler: full service before first use. In Italy, heating and cooling systems require a maintenance logbook (libretto di impianto) and periodic efficiency checks; the frequency depends on system type and power, and regional rules vary — your installer will confirm what applies to your property.

Chimney sweep, if there is a fireplace or wood stove.

Outdoor plumbing: drain and shut off to prevent freeze damage.

Gutters: second clearing, after leaf fall.

Exterior sealing: window and door seals, before the wet season.

Pool: closing and winter cover.

Garden: prune, protect sensitive plants.

Winter: the closed property

An empty property is not a dormant property. It is the period when the most expensive damage happens, precisely because nobody is there to see it start.

Freeze protection. Either keep minimum heating on or fully drain the system. A burst pipe in an empty house runs for days.

Humidity and ventilation. Closed, unheated properties grow mould. Periodic airing or a dehumidifier prevents a problem that is far more expensive to fix than to avoid.

Scheduled inspection visits. Someone physically walks the property on a fixed cadence and documents it. This is the single most valuable winter item and the one absentee owners most often skip.

Security. Alarm test, lighting timers, key-holder arrangements.

Insurance. Check your unoccupancy clause. Many policies limit or void cover on properties left empty beyond a stated number of consecutive days. Owners discover this at claim time, which is the worst possible moment.

Pest prevention. Seal entry points before cold weather drives rodents indoors.

The invisible details — and why they show up in your reviews

Guests do not evaluate your property against a maintenance standard. They evaluate it against their expectations, and those are set by your listing photos.

A scuffed skirting board, a door that sticks, a bathroom extractor that rattles, a lamp with a dead bulb — individually, none of these is a repair. Collectively they are the difference between a 4.6 and a 4.9, and that gap moves your ranking and your nightly rate.

This is why aesthetic maintenance is not cosmetic. In a short-term rental it is a revenue input.

Emergency response: speed is a reputation factor

Things will break. What separates a non-event from a bad review is how fast it gets fixed, and that is decided before anything breaks — by whether you have a vendor network that answers.

Define the protocol in advance: who gets called for what, who holds keys, what the guest is told, what compensation threshold triggers a refund. An owner improvising this from another country at 9pm in August will lose both the week and the review.

Energy efficiency: a maintenance item that pays twice

Maintenance and efficiency are the same work seen from two angles. A serviced AC unit, a clean boiler, sealed windows and functioning thermostats cut running costs in a property where the owner pays the utilities — and in Italy, where the energy performance certificate (APE) is required for sale and lease, the efficiency class is also part of the asset’s value.

Energy work is one of the few maintenance categories that improves both your monthly margin and your exit price.

What deferring it actually costs

The arithmetic is unforgiving. A routine annual service is a planned, budgeted, off-season cost. The same component failing mid-August costs you the emergency call-out premium, the replacement instead of the repair, the cancelled or refunded stay, and the review that depresses conversion for the following season.

One line item becomes four. This is why professional management treats maintenance as a calendar, not a response.

How Dimora Realty handles it

Our property management service runs this checklist as a scheduled programme: seasonal inspections with documentation, a vetted local vendor network with defined response times, and ordinary maintenance coordinated so it happens between stays rather than during them.

Where a property needs more than upkeep — systems at end of life, layouts that no longer compete, an efficiency class holding back value — renovation and construction management handles design oversight, vendor coordination and quality supervision. And administrative and legal services covers the compliance layer that sits underneath all of it: system logbooks, certifications and dealings with local authorities, for owners who are not in the country.

We are based on Lake Garda and maintain properties in that market directly

Let us help you bring out the value of your property, simply. Request a personalised consultation or a professional valuation of your property.

Maintenance is the only cost line in a rental property that gets more expensive the longer you ignore it.
